How it works

Three Steps. Zero Hassle.

We manage the entire appeal so you don't have to attend a single meeting, file a single form, or deal with the county on your own.

1

Submit Your Property

Fill out our short form with your property address and basic details. We'll review your current assessment against real-time market data and local comparable sales — completely free. We'll tell you honestly whether there's a case worth pursuing.

2

We Build & File Your Case

Our team prepares your full appeal, files with the county on your behalf before the deadline, and negotiates directly with the assessor. We attend all hearings and handle all paperwork. You don't have to show up for anything.

3

You Keep the Savings

When we win, we invoice 35% of the first year's tax reduction — you keep the rest. A reduced assessment often carries forward into future tax years, saving you money automatically with no additional effort from you.

What we handle

Every Property Type. Every State.

From single-family homes to large commercial portfolios — we understand how each asset class is assessed and exactly where assessors make errors.

Residential

Single-family homes, condos, and townhomes. We analyze comparable sales, property records, and assessment history to identify over-valuation and build a compelling case for reduction.

Multifamily

Apartment buildings, duplexes, and large complexes. Higher unit counts mean higher stakes and greater savings potential. We use the income approach to challenge inflated valuations.

Commercial

Retail, office, industrial, and mixed-use properties. We leverage income, cost, and sales comparison approaches to challenge over-assessed commercial valuations and protect your bottom line.

About Vice Tax Appeal

A Career Dedicated to Fighting for Property Owners

Vice Tax Appeal LLC exists for one reason: to put money back in the hands of property owners who are being overcharged. Inflated assessments are far more common than most owners realize — and taxing authorities count on owners staying quiet.

We don't stay quiet. Our founder has spent his career representing property owners at every level — from informal assessor negotiations to formal appeal board hearings to courtroom litigation. He knows the process, the arguments, and how to win.

Combined, our team brings over 25 years of industry experience and has recovered more than $100 million in tax savings for clients nationwide. We use advanced data analytics and deep local market knowledge to build the strongest possible case for every client. Our performance-based model means we are fully invested in your outcome — we only get paid when you do.

What Property Owners Say

Real outcomes for real clients. We let the results speak for themselves.

"Our 36-unit complex was over-assessed by nearly $600K. Vice Tax Appeal took it to the appeals board and secured a meaningful reduction — we saved over $18,000 in taxes that year alone. Absolutely worth it."
Marcus T.
Multifamily owner — Chicago, IL
"I tried to appeal on my own twice and got nowhere. They built the case, presented the evidence, and the assessor settled before we even needed a formal hearing. I wish I had found them years ago."
Patricia R.
Commercial property owner — Atlanta, GA
"Professional, thorough, and persistent. They handled every single detail — I just signed a couple of forms and waited for the good news. Zero upfront cost and real savings. Exactly what they promised."
David K.
Residential portfolio owner — Houston, TX
Common questions

Frequently Asked Questions

Honest answers to the questions we hear most from property owners.

There are absolutely zero upfront fees. We work on a 35% contingency — meaning we only charge if we successfully reduce your property's assessed value. If we don't win a reduction for you, you owe us nothing.
Our 35% fee is based on the first year's actual tax savings only. Simple example: if your current property tax bill is $6,000 and we reduce it to $5,000, your savings are $1,000. Our fee is $350, and you keep $650. In all future years, you keep 100% of the ongoing savings with no additional charge from us.
In the vast majority of states, no — appealing your property taxes carries no risk of your assessed value being raised. It is a legal right and assessors are generally prohibited from increasing your value in response to an appeal. The rare exceptions are certain states like Tennessee and North Carolina, where we proceed with extra caution and only file when the evidence strongly supports a reduction.
When you receive your annual notice of assessed value, you typically have a 30–60 day window to file an appeal (the exact timeframe varies by state and county). The process usually starts with an informal discussion with the assessor's office where we present evidence — comparable sales, property data, market trends — to support a lower value. If that doesn't resolve it, we escalate to a formal hearing before a review board. In cases where it's warranted, we pursue litigation. We manage every step on your behalf from start to finish.
Deadlines vary by state and county. Most jurisdictions send out assessment notices between January and April, with appeal windows typically running from April through June. Missing a deadline means you cannot appeal again until the following year's cycle — which is why it's important to act as soon as you receive your notice. When you submit a free review request, we'll confirm your specific local deadline right away.
Your local county assessor assigns an assessed value to your property each year. That value is multiplied by the local tax rate to produce your bill. For example, a property assessed at $500,000 in a county with a 2% tax rate generates a $10,000 annual tax bill. If the assessed value is inflated — which is more common than most owners realize — you are overpaying every single year. Reducing the assessed value directly lowers your bill, and that reduced value often carries forward into future tax years.
Regulations in many states prohibit soliciting business based on projected savings figures, so we can't quote an estimate upfront. What we can do is review your property at no cost and give you an honest assessment of whether we think there's a strong case worth pursuing — before you commit to anything.
Yes. Vice Tax Appeal LLC serves property owners across all 50 states. Each jurisdiction has its own appeal procedures, deadlines, and rules — we navigate all of them. If you own multiple properties in different states, we can handle them all under one engagement.
